What is Asbestos?
Asbestos refers to a group of six naturally occurring minerals that have been mined extensively since the 19th century. Asbestos minerals have several desirable properties including high tensile strength, heat and water resistance and low cost. This made asbestos a staple product within the construction and manufacturing industry during the 20th century. Over time asbestos was found to be a potent carcinogen linked with a large number of serious respiratory diseases and cancers. To protect asbestos workers and minimise health risks from exposure to airborne asbestos fibres, strict rules and regulations surrounding the use and removal of asbestos containing materials were implemented.
Asbestos is classed into 2 types to remove:
- A Class (Friable) – Mainly found in ceilings, flooring, soil, concrete, and bathrooms.
- B Class (Non-Friable) – Roofs, cladding, soffits, balustrades, sheds, etc. This is usually material that is found outside of the house.
To remove A Class, the asbestos removal company must have an A Class issued licence. To remove B class, the asbestos removal company must have a B Class issued licence. You can find what type of licence an Asbestos removal company has on the Work Safe Asbestos Licence.
How do I know I have Asbestos?
Generally, houses built anywhere between the 1940’s to 1980’s had Asbestos products used in them – it is more common in houses built around the 1960’s-70’s we find will test positive for an asbestos product.
The best way to know for sure is to get a sample tested. We at Asbestos Management & Removal Team LTD use an independent third party to come do this for you.
Where would I find Asbestos?
You can find Asbestos just about anywhere – mainly roofs, ceilings, vinyl & concrete flooring, in concrete, cladding, soffits, balustrades, bathrooms, kitchens, sheds and even in your soil.
I want to proceed with getting my Asbestos removed, what do I need to know?
- You need to ensure you are getting a licenced A & B Class removal company to complete your Asbestos Removal – Asbestos Management & Removal Team LTD are A & B Class licenced.
- Asbestos Removal cannot start straight away – legally we have to give Work Safe 5 days’ notice to start removal if the job is greater than 10m2.
- For any Asbestos Removal work completed, an Independent third party clearance certificate should be issued to you. We also keep our clearance certificates on file for 14+ years.
- You will be asked that you are not on site during the undertaking of any asbestos removal work.
– If you are having your roof, cladding, soffits or balustrades removed or any outside Asbestos removed we ask that you are not present at your home address during the hours of 8am to 5pm. However, sometimes these hours may vary and we will communicate this to you prior. We also understand that circumstances may mean you cannot leave till later in the morning and we are more than happy to accommodate this. - It is safe for you to return home at the end of the day, if removal is taking part outside (i.e. roof, cladding etc.) as we will ensure all exposed Asbestos is removed and safely stored with no debris left on the ground etc.
– If you are having any interior Asbestos removed we do highly recommend you find alternative accommodation while the undertaking of Asbestos is done. - This won’t always be the case, however, a decontamination unit and enclosure needs to be set up, so if we cannot separate the removal area from the rest of the house, you will need to be vacant while we remove the Asbestos – not to fret though we will communicate this to you when we discuss the quote we have sent through.
Your quote seems expensive, what do you do differently to other companies?
Sometimes we are more expensive than other competing companies,
sometimes we are cheaper. Our pricing is determined by several factors:
- We provide weather protection – either tarping and/or shrink wrapping to ensure a waterproofing system
- The access to your property and the work
- What kind of Asbestos is to be removed
- How long the job could potentially take
- Liability covered with our work
- Material and supplier costing
So will you leave my roof exposed?
We will make a judgement call – about 99% of the time we will NOT leave your roof exposed and we will ensure that we use our waterproofing system to ensure your house does not end up like a pool.
Summer months are warmer and the sun is out for a longer time period so we tend to put a tarp on during this time if it looks like it could potentially rain/shower – If it is amazing weather and Summer is at its peak, we will most likely leave it exposed for the roofers to come in the next day.
However outside of January to March, we will most likely shrink wrap your roof, as the weather can be quite unpredictable and we want to ensure that you have a dry house until the roofers can follow through with your brand new roof.
Tell me more about your waterproofing system
We believe this is what sets us apart from a lot of other Asbestos Removal companies and is reflected in our price. It would pay to always check with your Asbestos Removalist if either heavy-duty tarping or shrink wrapping is included in their quote, as more often than not these Asbestos Removal companies will leave your roof exposed and tap out of liability for this. If the roofer cannot get in straight away you are left with the potential to have some serious water damage to your property, hence why we here at Asbestos
Management & Removal Team LTD want to ensure you have a weatherproof system put in place leaving you without having to fork out the costs of your water-damaged house and to keep you dry until your new roof is on.
Do you have insurance?
Yes! Asbestos Management & Removal Team LTD has public & environmental liability insurance. However, we do recommend you take out Contract Works Insurance a week before the agreed start date to ensure any adverse weather or conditions will be covered by insurance if it is ever needed.
What licences and certificates do you hold?
We are A (Friable) & B (Non-friable) class licenced, so we are able to complete all types of Asbestos removal work. We also hold certification in Occupational Health & Safety ISO45001:2018, Sitewise Gold and IMPAC Prequal.
