Think your property may be meth-contaminated?

Methamphetamine residue doesn’t announce itself. Whether it came from use or manufacture, it settles into walls, ceilings, carpets, curtains and ventilation systems, and it stays there long after the people who caused it have gone. For landlords, buyers and homeowners, that creates a genuine health concern and a very real problem at sale or re-tenancy.

AMR Team decontaminates meth-affected properties to New Zealand Standard NZS 8510:2017 and the 2026 Residential Tenancies Regulations. We’re a local, family-owned team who have spent years working to strict contamination controls on asbestos jobs – the same containment discipline, the same honesty about what actually needs doing.

Our Meth Decontamination Process

1. Talk to us
Give us a call or request a quote. We’ll ask what you already know — screening results, a police notification, a tenancy ending badly — and tell you honestly whether you need us yet.

2. Independent detailed testing
Testing is arranged through an independent accredited assessor, never by us. That’s a regulatory requirement, and it’s also how we’ve always worked with asbestos. You get a result nobody has a commercial reason to inflate.

3. Decontamination plan
We build a plan around the actual results — which rooms, what levels, what materials. Room by room, not a blanket quote for the whole house.

4. Decontamination
Our team contains the affected areas, strips and disposes of materials that can’t be salvaged, and cleans all remaining surfaces and ventilation to the requirements of NZS 8510:2017.

5. Independent verification
Once we’re done, the independent assessor retests. If any area is still above 15 µg/100cm², we go again — at our cost, not yours.

6. Your documentation
You receive the full testing and clearance documentation. That’s what you’ll need for your tenants, your insurer, your property manager, or a buyer’s solicitor.

What the 2026 Regulations Mean for Landlords

New rules took effect on 16 April 2026 under the Residential Tenancies (Managing Methamphetamine Contamination) Regulations. If you own or manage a rental, here’s what changed:

The thresholds are now set in regulation. Contamination is assessed room by room. Any area testing above 15 µg/100cm² must be decontaminated back down to that level or below. If any part of the property tests above 30 µg/100cm², the property is considered uninhabitable.

Testing is required in certain situations. If police or your local council advise that meth was likely manufactured at the property – or if a valid screening test comes back above the threshold and you’re aware of it – you must arrange detailed testing by a qualified professional.

Your tester can’t be your decontaminator. The regulations require that the person carrying out detailed testing is not the same person who did the screening or who will do the decontamination. This keeps the result independent.

You must tell your tenants. Results have to be shared with all tenants within 7 days. Getting this wrong carries exemplary damages of up to $7,200, and in some cases pecuniary penalties of up to $50,000.

Not everything can be cleaned. Soft furnishings that can be salvaged must be HEPA vacuumed and steam cleaned. Items that can’t – mattresses and couches, typically – have to be replaced.

How do I know if my property is contaminated?

You can’t tell by looking, and you can’t tell by smell once a property has been aired out. The only way to know is to test. Screening kits give you an indication; detailed laboratory testing by a qualified professional gives you a result you can act on.

How long does it take?

It depends entirely on the contamination level and how much of the property is affected. A single affected room can take a day or two. A heavily contaminated property with materials needing replacement takes longer. We’ll give you a realistic timeframe with your quote, not an optimistic one.

What level is actually a problem?

Above 15 µg/100cm² in any room means that area needs decontamination. Above 30 µg/100cm² anywhere in the property makes it uninhabitable. Levels below 15 don’t require decontamination under the regulations.

Will my insurance cover it?

Sometimes. Many landlord policies include meth contamination cover, often with a cap. Talk to your insurer early – we can provide the documentation they’ll ask for.
